Services

Construction Services Across Scotland

GeoConstruction delivers compliant construction for industrial, commercial and residential clients – from groundworks and design through to handover.

Every quote sets out what we deliver with our own people, what is delivered by subcontractors and specialists we manage, who carries out the design, and who holds each role on site. Where a project also needs building services, power or controls, GeoEngineering delivers that scope as part of the same programme.

Residential New Builds & Renovations

When you need it: a new home, an extension, or a renovation that needs one team managing the trades and programme.

What you get

Who it is for: Residential clients building new or renovating existing property.

Service 03

Groundworks & Site Preparation

When you need it: a yard, slab, drainage run or foundation that has to be right before anything is built on it.

Site preparation and groundworks carried out ahead of the main build, to reduce risk and delay downstream.

What you get

Who it is for: Clients needing a standalone groundworks package, or groundworks as the first phase of a larger build, including utility trenches coordinated with GeoEngineering and bases for modular or portable buildings from GeoModular.

Design and Build, Planning & Building Warrants

When you need it: a project that needs planning permission or a building warrant, or one team to take it from design through to construction.

Scope definition, design and construction management, with site oversight throughout. We manage planning and building warrant applications, with drawings and structural calculations prepared by the architects and engineers we appoint, and can take the project through to construction on a design and build basis. Where design is carried out by others, we manage the process and the interfaces. Principal contractor duties under CDM 2015 are taken on where we are appointed to that role.

What you get

Who it is for: Clients who need one team managing design, consents, compliance and delivery together, including self-builders. Temporary accommodation during a build can be supplied through our sister division GeoModular.

How a project runs

From Enquiry to Handover

Every project follows the same stages. Scope is proportionate: a slab or drainage run moves through them quickly, a new build or extension takes each stage in full.

  1. STEP 1
    Enquiry
You send the brief: location, what you want to build, timescale and budget. We reply in writing.
  2. STEP 2
    Site visit and survey
We visit the site to assess access, ground conditions, existing services and any constraints.
  3. STEP 3
    Feasibility and options
We set out the options, the consents likely to be needed and a budget estimate before design costs are committed.
  4. STEP 4
    Design, planning and building warrant
Drawings and calculations are prepared by the architects and engineers we appoint, and we manage the planning and building warrant applications.
  5. STEP 5
    Quotation and contract
A defined scope and price, setting out who delivers each part, the payment stages and the programme.
  6. STEP 6
    Pre-construction
Programme, CDM 2015 duties, procurement of materials and trades, and site set-up.
  7. STEP 7
    Construction
Groundworks through to finishes, managed on site with quality checks at each stage.
  8. STEP 8
    Completion and handover
Snagging, submission of the completion certificate to building standards, and handover documents for your records.
